What is a Fire Door Inspection?
A fire door inspection is a formal process where a trained professional checks the condition, compliance, and functionality of fire doors to ensure they’ll perform as intended during a fire—slowing the spread of fire and smoke and helping protect escape routes and lives.

Why Should we Have our Fire Doors Inspected?
Fire doors are a really important element of a building’s fire safety strategy. Used correctly, they stop fires from spreading through a building, giving people time to escape and the fire service time to attend and potentially save the premises.
Article 17 of the Regulatory Reform (Fire Safety) Order requires fire safety provisions to be maintained in suitable condition and working order. Regular inspection and maintenance are key to meeting this requirement.
Even minor Fire Door issues can lead to decreased performance, and this could ultimately be the difference between life and death
How Often Do Fire Doors Need Inspecting?
This all depends on the building type. In commercial spaces, BS 9999 recommends that business owners or landlords conduct fire door inspections at least twice a year.
In the first year of use, new buildings may need more frequent inspections of their fire doors as they adjust to the environment.
In residential settings and where a building contains 2 or more sets of domestic premises the Fire Safety Act 2021 requires flat entrance doors to be inspected as part of a fire risk assessment.
The Fire Safety England Regulations go further and requires quarterly inspections of communal fire doors and annual inspection of all flat entrance doors in all buildings above 11m in height.


Who Should Inspect Fire Doors?
Fire doors should be inspected by a competent person—someone who has the necessary training, knowledge, and experience in fire door construction, installation, and maintenance, and understands fire safety regulations.
Familiar with relevant fire safety standards like:
• BS 8214 (Code of practice for fire door assemblies)
• BS 9999 (Fire safety in the design, management and use of buildings)
• Regulatory Reform (Fire Safety) Order 2005 (UK) or similar local legislation
They should also be experienced in inspecting both timber and steel fire doors, including glazed fire doors, double sets, and doors in high-use environments (like schools or hospitals)
