Fire Engineering

What is Fire Engineering?

A Fire Strategy is a detailed document tailored to a specific building.

It reviews every aspect of fire safety – from the construction and compartmentation layout to escape routes and protective measures.

It also sets out how the building will be managed to ensure it remains safe and suitable for its intended use or occupancy.

Why is a Fire Strategy Important?

A Fire Strategy provides the foundation for managing fire risks within a building. It defines how the structure is designed to contain fire and smoke, protect lives, and, where necessary, safeguard property.

As part of the strategy, Fire Safety Plans outline the initial and ongoing requirements for key safety features such as compartmentation and fire doors.

Following the Building Safety Act 2022 and updates to the Building Regulations (2024), Fire Strategies are now mandatory for:

  • All new developments
  • Refurbishment and alteration projects
  • Existing High-Risk Residential Buildings (HRRBs) over 18 m or seven storeys

In addition, updates to Approved Document B and BS 9991:2024 mean that many residential alteration projects now also require a Fire Strategy.

What a Fire Strategy Provides

A Fire Strategy must be prepared by a competent professional with the right skills and experience. Our team work with you to gather and review all the necessary information. If certain details are missing, we’ll help you source or develop them.

The aim of the Fire Strategy is to demonstrate how the building achieves an acceptable level of life safety in line with the Building Regulations. Depending on the project, we may also apply recognised approaches such as BS 9999, BS 9991:2024, or bespoke fire-engineered solutions.

What a Fire Strategy Report Will Include

  • The building layout compared to record and design drawings (proposed layouts for new developments)
  • Building Characteristics
  • Occupants Characteristics
  • Means of Escape and Warnings
  • Internal Fire Spread
  • Compartmentation of Escape Routes
  • External Fire Spread
  • Access and Facilities for Fire & Rescue
  • Fire Safety Management Arrangements
  • Passive and Active Fire Systems
